Derek Hill founded Advantage on the principle that big bank/retail lending was not the best way to serve clients. On August 1st, 2018, our first office opened in Canby, OR and a new path was forged in Mortgage Lending

A mortgage broker is a licensed professional who helps people find and secure a mortgage from a variety of lenders. We act as an intermediary between you and the lender, and we work to find the best mortgage option for your specific financial situation.

These are just a couple of reasons why a mortgage broker may be a better choice for you than your bank or credit union:

  • More options: A mortgage broker has access to a wide range of lenders, including banks, credit unions, and other financial institutions. This means we have multiple lenders for each type of loan, and we also have additional lenders that offer niche loan products for those clients needing more creative financing options.  The benefit to you is that we can compare and contrast different mortgage options and find the best one for your unique needs.
  • Specialized knowledge: Mortgage brokers have specialized knowledge and expertise in the mortgage industry. Because loan officers working at banks and credit unions only have one product line to offer, they can have a limited view of the entire mortgage industry and the various products available to solve a problem.  Mortgage Brokers must understand the product offerings and guidelines of dozens of different financial institutions.  We can explain the different types of mortgages and can help you understand the pros and cons of each option.
  • Lower rates: Because mortgage brokers work with multiple lenders, we often can secure a lower interest rate for you than you would be able to get through your bank or credit union.
  • Convenience: Because mortgage brokers don’t get their business from clients walking in the front door (like our colleagues at banks and credit unions) we tend to be much more customer service oriented.  Instead of working the typical Monday to Friday 8-5 work week, we’re available to our clients pretty much 24/7.  If you want to make an offer on a home on Saturday at 4pm, you’re going to want to make sure you can get ahold of your loan officer. We accept that responsibility to respond after hours when we decide to work with you.

Mortgage brokers have access to virtually any home loan program for virtually every type of property type, use and occupancy. And if we don’t have direct access, or you are in a location we don’t personally serve, there’s a good chance we can introduce you to someone who can. Our tenure in the industry means we know other mortgage professionals in many states across the county.

Additionally, while some loan programs can be utilized for a broad range of transaction types (buying versus refinancing,) occupancy types (Primary, Secondary, or Investment) or property types (Single Family, multi-unit, manufactured homes, etc.) some loan programs are specialized ones that serve a limited need – like buying a home with a low down payment, or financing a manufactured home in a park with space rent, or renovating or rehabbing a home to update the kitchen or bathroom.

Working with mortgage brokers can be a better option for consumers who want to find the best mortgage option, work with career professionals, and receive superior service.
